Must I use the realty company that lists a house or can I use the realtor of my choice in that area?

If the house is listed on the MLS as a "courtesy" of a certain realty company, do I have to use that company or can I go to the realtor of my choice in that area?

You can use the realtor of your choice. Tell them the MLS number you’re interested in, then they’ll show it to you. They’ll get the commission for the sale of the house, but the lister will get the commission for listing the house.

    I am assuming that you want to purchase. You can use any Realtor or real estate agent that is licensed in your state.

    You are allowed to use any Realtor you want. If it is listed in the MLS only as a "courtesy", they might not be offering a cooperative commission – that means that you might have to pay your own Realtor. I would still suggest you do so because gong into the (probably) largest dollar transaction of your life, you should be represented.

    Would you try to save money getting divorced by avoiding hiring your lawyer and just sign the papers that your spouse’s lawyer drew up?

    You can use any Realtor that you want unless you have signed a "Buyer’s Agency Agreement" with a Realtor stating that you will buy only from that agency. Assuming that you have not, go for it!
