I am trying to research properties for sale in North Auckland and rural areas in commuting distance to Albany.
I have tried allrealestate and century 21, but they don’t seem to have that much.
Does anyone know of a more "abundant" realtor?

Do you feel Realtors should be held accountable for foreclosures?
Do you feel that Realtors should be held accountable in some way for a foreclosure. Sub-prime lenders may be giving out loans too easily, but who is pushing people into homes they might not be able to afford? In Connecticut, buyer’s agents and seller’s agents both work for commission and are part of the same Realtor organization, they want the home to sell for the highest amount possible. Should they return the commission or pay a fine if the house goes into foreclosure (within a certain time frame after the sale)?
Maybe I’m biased due to the fact that I am a Realtor, but they really should not be held accountable. A Realtor does not handle the financing part of the transaction. They might refer a client to one, but it is ultimately up to that buyer to make an informed decision, just as they did when they chose that Realtor to work with.
A potential buyer does not have to disclose any personal financial information to me, merely just a pre-approval letter stating that they can obtain a loan for X amount. I have no way of knowing what they can actually afford unless, they allow me to view their information and educate them on how the process works.
I use a lender for first time buyers that literally has told several of my potential clients they cannot afford to buy right now and need to clean up their credit and/or obtain a better income. I might have lost a deal here or there, but am alright with it in hopes they will come back to me a few years from now when they are ready and have a good experience versus the ones scrambling to get into a home they can’t afford and end up upside down in it and associate me with a sour deal.
I actually had a 1st time buyer that chose to find their own lender, thought they were getting this great deal on an interest only mortgage and when I heard the terms that were offered I told them don’t walk but run away from this lender as fast as you can. I sent them to my guy and he informed them they should wait a year, clean up their credit and be in a better position to buy. They did, we found a home better than the one they originally liked and they couldn’t be happier. By the way both homes were priced similar and same down payment – the interest only loan would have been the same payment as their now 30yr fixed payment.
So as you can see, we are not all out there to take advantage of people just to make money. I’m out there to build lasting relationships, repeat business & referrals.
Also please keep in mind trying to get the highest price isn’t going to affect how much commission an agent receives by a substantial amount. For every $10,000 the agent might receive only $100-$300 extra (Gross).

What is reasonable compensation for me to pay a apartment realty agent?
My boyfriend and I are having a little one and are in need of a bigger space, still a apartment but yet reasonable…I would prefer using a realtor because I’m due in the spring and I wanna be moved in at least by the new year…the only thing is I don’t know what the average rate is of a realtor to help find a apartment in NY, (Brooklyn and Lower Manhattan)….any suggestions….realtor recommendation greatly appreciated…
I live on Long Island and used realtors for 2 apartments-worst landlords i ever had but they charge a Months fee some will take off some but most dont. If your rent is 1200 they get 1200 on top of the security you have to put down so be sure you have it. the agent i used on one apartment took off 100.00 but that was it.

The roof on the wing to the left and on the dormers is called a gable the roof over the garage is a modification of a hip roof.
Can a Realtor leave a For Sale sign in a yard after a house is in contract?
We signed a contract in early April and are supposed to close within the next week. The Realtor has not yet changed the status of the yard sign. My husband seems to think there is a law against leaving the For Sale sign up, but I can’t find anything about it online. Thanks!
There are no laws against leaving out a for sale sign even when the property is under contract. Once the property closes and the home belongs to you then you can remove the sign if they haven’t removed it by then.
Honestly, a for sale sign in the yard means nothing in terms of status. Many times a Realtor will put up a "pending" or "under contract" rider on the sign but they do that mostly to promote themselves to other home owners in the neighborhood. Think about it, neighbors drive by a home and see a for sale sign come up and then a few weeks later they see a "under contract" sign and think wow… that Realtor really get results.

That’s the reason to get a license, either to be a broker or an agent.
Beyond that, there may be management opportunities with homebuilders or commercial developers if you have experience.
how much would i get if i sued a realty company?
i don’t wanna get in details but they did a lot of wrong. this company is not major, national but is very prevalent to the area’s population. in the worst case scenario, im sueing (sp?) the seller and her real estate agent who’s the vice president of the above company.
oh yes there was suffering. i had to skip work a couple times to deal with this business in turn i lost money, i lost sleep over it, and i even lost a few pounds.
Since you gave no details, it is impossible to give an answer. In general, since there is unlikely to be any pain, suffering, or extenuating mental anguish involved though, the most you could get would be the actual, provable monetary damages.

I have no idea where you are located, as the place names are unfamiliar to me.
However, there are a few things that are important for a real estate website:
1. Provide the opportunity for website visitors to find properties they are interested in. I visited your site and it seems that you are already doing this. However, if it is possible to provide photos, this would be an enhancement. Website visitors like to see photos of properties. And make the photos descriptive and pretty.
2. I’m not sure what percentage of people where you are look at the internet for real estate, but if you want to get your website on the first page of results for your area, look into Pay per click or sponsored advertising. To get in natural results takes time, at least 6 months or even longer. Study Search Engine Optimization (SEO) so that you can make your website search engine friendly as well. Also use your domain name in your advertising (in the newspaper or elsewhere) so that before your website shows up in search engine results, people begin to become aware of your website.
3. Provide a sign in sheet for website visitors to request more information. This is essential so that you can capture contacts and follow up with them. And do follow up. Create a dialogue the same as you would in person. Many people who visit websites for real estate in the US are "just looking". Thus make your sign in sheet voluntary to avoid a lot of fake email addresses and contact information. If your sign in sheet is voluntary, you can interpret visitor sign ins as possibly being "almost" ready to purchase. Sometimes you have to follow up with people for a long time before they are ready to purchase.
4. Create a newsletter or something with good information about real estate in general or in your area that you can send to your contacts each month. For those who are not yet ready to purchase, this will remind them of you so when they are ready, they will contact you (hopefully).
Getting real estate business for the internet is a tricky thing. The most important thing is to give people the information they want, follow up quickly and keep in touch with the people who do sign in at your website.
