How does a Realtor get on a banks list to sell their forclosed homes?

many realtors list bank owned properties. how does a realtor develop those relationships with banks to get their listings?

Time in trade. Just takes meeting the right person at a party and being able to network efficiently. No, foreclosed homes aren’t all HUD homes, that is something different all together.

my method of advertising and marketing will change the whole game of selling a property at a bettter price. Problem: realtors and/or owners have a hard time seeing the advantage….its like they dont want to be up to date with change.

Your best bet is to spend some time and effort in making your information available. You may want to have your method copyrighted if it is unique. Then spend some time getting flyers out to the real estate offices in your area. Start local and then expand.

Remember two things:
1- Rome was not built in one day.

2- Realtors and home owners are reluctant to spend money on an un-proven method of selling. They want as much guarantee as possible on the investments they make.

I’m looking for rent to live off-campus next year, so I contacted a realty to find me a house. What do they exactly do for me? Do I still have to contact the landlord too? thanks!
If I find a house with people who are looking for an additional roommate, can the realty still help?

No, you don’t usually contact the landlord. One reason landlords hire real estate companies is so that the real estate company can handle all of the details. Sometimes you may be charged a small fee by the company to pull your credit and handle the documentation, sometimes not.

You can also look for available rentals in the local newspaper or online on such places as craigslist.org. You don’t necessarily need a real estate company but sometimes landlords are more comfortable having a real estate company handle the property.

We want to list timeshare resales but don’t see a category for either timeshares or timeshare resales. How would we list that and how would people find that?
We are Website developers looking for "Open Source" software that we can use on a clients Website. Or, we will consider using and ASP solution. Any ideas?

Yahoo Bulk EMail rules?

What causes my email messages from realestate@esch.com sent to yahoo EMail accounts to go into the bulk mail folder?

Is it "realestate" in my email address or the embedded links to real estate listings?

Also, it appears that if I have a EMail witha WORD file attachment and EMail to a client with Yahoo Email address, then it goes to the bulk folder, while a file without an attachment goes to the InBox.
Some people that request I send Email to their Yahoo EMail address can not figureout how to view the bulk folder and/or always accept EMail from my EMail address.

No one knows exactly how Yahoo decides on what is spam. It would defeat whatever system they have if the answer got out. Adding an address to your contacts list is supposed to override the spam filters. Many business emails now even tell customers to do that.

I have found over 80 acres for sale including spring fed pool with water slide, two pavilions (75×85 which seats over 250 with benchs already provided) has frisbee golf, baseball field, soccer field, volleyball court, half court basketball, bathroom facility, 1800’s historical log cabin, early 1900’s ranch home, outdoor catering kitchen, property is being used for corp. daily events.

No point in going into details of the property (especially when you don’t even says where). I would post this under Business Opportunities, if that’s what you’re looking for.

Wanted, and investor to invest in a Christian Camp and Confrence Center.

But before you bother, you should put together a business plan that shows a need, the market, pricing, how you expect to pay for it, etc. You’ll need all that before you’ll find your investor.

How do you fire a Realtor as a home buyer, not home seller?

I have heard that if you attend an Open House without a Realtor, you are then obligated to use the showing Realtor if you decide to pursue that house, and that many unethical Realtor’s use Open Houses for that reason so they can cover both ends of the deal for double commission. Is there any way you can "fire" the selling Realtor after seeing the house and choose a different Realtor to represent you in that sale? I don’t feel comfortable working with someone who is trying to represent the interests of both the buyer and the seller…I want someone to represent my interests solely. What are my options if we already visited an Open House and spoke with the selling Realtor (although we didn’t give any personal information, not even our last name, or sign anything)? This is our first time looking for Real Estate or using a Realtor, and we learned this about the open house obligation after the fact, so any advice would be appreciated. Thanks!

Basically, a Realtor told me that if we had already seen a house without her that she could not represent me in buying that house because I had an obligation to use the selling Realtor. The selling Realtor was pretty horrible, so I would NEVER choose them, but her comment made me feel totally trapped, since we are somewhat interested in the house. Is she full of bull then?

While the above posting are correct – you are NOT obligated to use the Listing Realtor because you saw the home during an open house, DO tell the agent you hire to represent you that you saw the home during an open house. that way your agent can head off any problems before they happen.
