i understand that a real estate agent is different from a realtor. am i correct or am i mistaken? can somebody please explain the diiference? furthermore, how to become a realtor in philippines?

all realtors are real estate agents or brokers
not all brokers/agents are realtors.

an agent or broker is a licensee who has passed a state test and
applied for same.

a realtor is a member of the National assn of Realtors {i was a member
and it is the biggest waste of $ in existence and deals in restraint
of trade!]

How to apply for a Real Estate Broker License

New Application:

A. Requirements

1. Filled-up application form
2. Four (4) 1 X I
3. Clearance either from NBI, RTC or City or Municipal Clerk of Court where applicant resides or holds office for one year to the date of application
4. Proof of educational attainment – 144 units College education or 72 units provided license salesman for four (4) years
5. Report of rating – REB examination
6. Surety Bond – P 5,000.00 in favor of DTI and HLURB or certification from a recognized real estate association that it guarantees the faithful and honest discharge by the applicant as well as the salesperson working under him of their duties and shall be liable to any and all persons who may suffer loss by reason of such failure up to the amount of five thousand pesos.
7. If corporation, Board Resolution authorizing a Real Estate Broker to act for and in behalf of the corporation, together with the certified true copy of the Securities and Exchange Commission (SEC) Certificate and Articles of Incorporation.
8. If partnership, partnership agreement authorizing a duly licensed real estate broker who will act for or in behalf of the partners in the realty practice or service, together with the certified true copy of the SEC Certificate and Articles of Partnership.

B. Fees

DTI License fee – P 350.00/year
Housing and Land Use Regulatory Board – P 510.00/year
(HLURB) Registration Fee

Renewal Application:

A. Requirements

1. Filled-up application form
2. Two (2) 1 X 1 I.D. picture
3. Renewed surety bond

C. Fees

• P 350.00/year for DTI; if expired and not renewed within 30 days grace period within the year of renewal, pay surcharge of 50% of the basic fee. If renewed after one or more years, pay the basic license fee for all years of non-renewal plus 50% surcharge on the total basic fee.
• Registration fee of P 510.00 for HLURB; if expired and nor renewed within the 30 days grace period, a surcharge of P 200.

I don’t want my cat in the house while realtors are going in and out of my house for the next 2 months. I need to find someone willing to keep the cat during the day while I’m out at work. Any suggestions?

If you’re in the states than try Craigs list. You might look in the yellow pages for a kennel which would keep your cat temporarily as well.

It depends on the show and how well its doing. For instance, Omarosa stated that she was paid something like $75k to $100k to do "Surreal Life" and it was only taped over a two week period. Some of the folks from "The Hills" reality show (if you can call it that) got paid upwards of $60K-$7K per episode.

What college major should I take to become a realtor?

I really really want to become a realtor, but I don’t know which college major would help make that dream come true. Help?
I know I need to take business, but there are different branches of that major and I don’t know which is best for becoming a real estate agent. Maybe Marketing?
So, I could major in Business Marketing and be able to be a realtor? I want to work for a well known agency and be successful.

definitley marketing. perhaps with a minor in communication. that way you know how to market the house, yourself, and you know how to communicate well with people.

Considering having a bunch of realtors come to my house and individually pitch their plan to sell my house in the current market. Marketing strategy, reduction in commission, etc. My house has been on the market for over a year and has not sold (Atlanta area). Great house, low price, but cannot compete against new homes that builders are dumping for bargain prices. Other methods for getting the best deal with realtors?

Realtors don’t sell anything.
90% of houses are sold, after somebody searched for one on the internet.
Your house will sell for todays right price, which is 30% lower then 2 years ago. That’s for a 400,000 house from 2 years ago today 280,000.

Need feedback from anyone who has purchased property in Turkey or who has purchased property anywhere in the world through Macanthony Realty as having doubts about both. Thanks.

Personally I would say that Turkey is way too politically unstable. Stick to holidays. A second holiday home is a big investment and you have to get it right. Also, in many seaside locations you get alot of fraudsters, and be very wary of buying off plan.

How do I file the tax information on a piece of realestate that was sold? It was put into 3 peoples names.?

Mother put in childrens names. She died 2005 house was in childrens names in 1989. Should it be done as a sale of realestate or would it be considered an inheritance? The house was sold for 30,000.00 less than the appraised value.
Was sold for 100,000.00 leaving approx 30,000.00 to each child. I do taxes for people who cannot afford to have their taxes done by the bigger companies. I have only about 50 that I take care of each year. I have never run across this situation before. I need your help!!!!

If the house was already in the children’s names, then there was no inheritance. Therefore it would be considered a sale of real estate. I believe the basis of the house would have been the basis on the date of the transfer, not the appraised value. Don’t forget to add the cost of any improvements to the original basis.

question about investing in a real estate company>?

just wondering, i know there is alot of people who wish they could invest in real estate as it is a great investment market. I wish wondering if you would invest in a company that invests in real estate for you?
So like lets say the company has all these listings of different real estate projects they are going to buy and you can pick from one. So maybe there is 100 acres they are going to buy at 100,000 dollars. you would be able to invest 1000 dollars in this property threw this company, so realisticly you would on 1 percent of the propety threw the company. then maybe in a year the company would sell the property and get 200,000 for it. you would then get back 2000 dollars. 1000 for the investment and 1000 dollars profit.
would this be something you would do to invest in real estate or you think others would do? of course it would be a legal corporation not like some side business.
I am just wondering as myself would love to invest in realestate but dont have the money.
