I have a realtor that said they could sale my home for 5% and then another for 4%. Is there anything else that I can get a realtor to come down on, that will benefit me on my return?
4% is probably the cheapest you can get with traditional listing broker arrangement. I think it’s pretty good. Basically, 3% goes to the broker who brings in the buyer and the remaining stays with the listing broker. If you want, you can find a help-u-sell or some other self sell real estate service in your area who provides with flat fee, multiple listing service access and signs. You will need to do your open house and showings. If the market is good in your area, with or without the listing broker, your house can be sold.
I have a condo in the Boston area that I plan on selling in about 9 months to a year and want to know what are the best low commission realtors in the Boston area. I don’t want to pay more than 3% commission to a realtor, but want some level of service. The services I would need from the realtor are Multiple Listing Service (MLS), provide paper work for sales agreement, and closing, and negotiation with the buyer(s). I don’t mind conducting our own open house and preparing our condo for sale. Any suggestions greatly appreciated.

I’ve been advertising my apartment to try to re-let it for a new 12 month lease in preparation for a relocation due to work. It has been going moderately well in that a lot of people have been interested and come by. But i found out the other day that when one couple i gave applications to went to turn them in to the realty company, they took them back to the building to show them other units and even offered them deals to cut the price. Now, clearly this is immoral, but does anyone who knows something about this type of thing know if it is illegal, and could i use it to negotiate breaking my lease?

EDIT:
In response to some of the answers, the couple told me *specifically* that the realty company tried to convince them to move into a different unit.
Also, how am I supposed to do the vetting when they require SS Card, copies of your DL, 2 pay stubs, etc.
This is for a *new* 12 month lease which will cancel my existing lease. I can’t act as a middle man between them and the owners.
Search your phonebook for local attorneys who SPECIALIZE (be sure of this, this is going to come down to specific laws, and other attorneys wont have as much experience) in Real Estate.
I’m a realtor with a company I truely love but I believe the internet is the wave of the future for real estate. Does anyone work for Realestate.com as a Realtor and how do you like it? Realestate.com used to just sell leads, it seems now they’re trying this where they are actually a broker. It’s a good idea but I’d be interested to talk to someone actually taking advantage of their opportunity.
Ed,
I think you are wise to check out a new company based on agent experience rather than company promises. It’s just the sensible thing to do. Having said that, it seems to me that their web site would feature the names of their licensees. Why not just contact the individual agents, either in your area or, to factor out the possible competitive bias, in another area of your state but outside of your marketing area? Broadcasting a questions like this has a major flaw: no agent is going to bad mouth the company s/he works for and any good Realtor is going to be cautious of the ethical implications of disparaging another agent or company. Then there are the issues of anti-trust violations and civil actions for libel and anti-competitive behavior.
Good luck. I hope it works for you. I am still with the traditional model because I think it suits my professional background and style, but I am always open to new ideas . . . like appearing on Yahoo! ANSWERS
We were recommended to this agent who seems to have good track record and reputation. However, we have been out on our own for the past two weeks to look at houses. This agent just email us listings and gives us some additional info over the phone. Although we have 4-5 months window for shopping around, we feel we need to start looking right now rather than waiting till last month then make a hasty decision. Is it considered normal practice for agents to not taking clients around to see houses? We thought it otherwise.
Let me let you in on a little secret about realtors or agents. They have a system that most of them are taught which is as follows…………..
Buyers fall into three catagories –
A – Buyers will buy now
B – Buyers will buy in 2 to 4 weeks
C – Buyers will buy in 6 months
Now given the above, who do you want to work with and be available for?
I’m not saying that B & C are not as important, on the contrary situations change quickly and a good agent or Realtor knows this and keeps all options open.
Call and tell him that you have the time now to look and that you want him to show you the houses available. He is aware of those listings (sellers) who may wait a little longer if they know that their house was wanted. If he says no, I don’t want you to find something you like now and it won’t be available when you are actually ready to buy, then he does care enough to give you service later down the road. If his answer is well you don’t seem to be ready…………………get another agent or realtor. This guy might have a good reputation but those agents usually come with egos once they pass a certain point in their careers (2 to 3 years).
