How does a buyers realtor get paid when buying a home that is not listed with a realty company?

We have been working with a realtor to buy a home. We recently went to an open house for a home that is not listed with a realty company (we went without our realtor), the home is being sold directly from the builder. If we decide to purchase this home and would like the services of our realtor to help with paperwork, etc. Do we then, as the buyers, pay for the realtor?

We did this exact thing – after being shown properties by a realtor we went to the open house of an unlisted property and bought it. We didn’t have any obligation to the realtor of course, since the house we purchased wasn’t listed. We maybe saved some money (or got a little nicer property for the same money) because the seller didn’t have to pay a commission to a realtor. We paid a lawyer instead to handle the sale and the seller paid theirs. Our lender saw to whatever paperwork they needed. Went fine.

On another occasion, we were selling some property and although we hadn’t listed it with a realtor, we got a tip on a potential buyer from a realtor. In this case we gave him something for passing along the information (it resulted in a sale for us) but not as much as the regular realtor’s commission would have been.

Builders do not need to have a real estate license to sell a new home that they built.

How do I go about getting a Realtors license?

I’m interested in getting a realtors license. I live in Ohio and was wondering where to go, how long it takes and is it extremely difficult? I’ve heard there is a lot if math involved as well, is the true? Any info is appreciated!

I would google ohio real estate school, find the one nearest you. Every state has different requirements on how long you have to go to school. There will be federal law and state law portions of the test, Where I live, i had to go to 120 hours of school. Yes there is math but it is simple math. I personally do not think the real estate exam is very hard, but i cant speak for ohio. Good Luck, Im sure you will do great.

Why should I go with a realty company over house searching myself?

Please help me what are some of the advantages of going with Realty Company instead of house searching myself?

You aren’t hiring a realty company; you’re hiring a specific buyer’s agent. Most homes for sale are listed with a seller’s agent. The seller’s agent is working for the seller so they can’t actually advise you in any way.

Don’t get sucked in by agents who are willing to do dual agency. This means they claim to be working for both sides, so they’ll advise their seller and they’ll advise you, but they aren’t supposed to share with the seller what you say and vice versa. I don’t know any agents who are willing to do this out of fear of being sued if they slip up and share information they aren’t supposed to.

Without an exclusive buyer’s agent, you’ll have no one to help you gather data on what would be a fair price for the home you like, no one to explain the seller’s duties to you, and no one to advise you as you during the negotiating process. Above all, the seller’s agent will pocket the money meant for your buyer’s agent but won’t do a damn thing for you. Not hiring a buyer’s agent is like throwing away money.

As everyone knows that current world crisis have disturbed economical condition of every country. But now the recovery is being seen. now i wanna ask that have realestate market started to flourish espasially in UAE, US and other big realeste markets?

There is no unified world wide real estate market. When you buy a property it is worth what it is because of its location. The jobs in that area- the laws- the government incentives- and hundreds of other things.

Even within a small shopping center the value of one store front is much different form the value of the next because of a little better location.
